What goes wrong today

'Was the villa cleaned?'

Forty owners, each emailing after every booking. The answer is yes, and it takes a photo from the cleaner's phone forwarded twice to prove it. A portal that shows the job done with photos answers before they ask.

Saturday changeovers on a whiteboard

Twelve villas turn around on the same day with three crews, a broken pump and a guest arriving early. Planning that by hand every week is where the mistakes come from.

Quotes for repairs that take days

The owner wants a price for repainting the terrace. Someone visits, measures, calls a painter, writes an email. Meanwhile the owner has asked another company.

Statements from a spreadsheet, late

Management fees, cleaning, pool chemicals, the plumber's invoice and the rental income, reconciled by hand at the end of the month. Owners get it late and question every line.

What we build for you, from the ground up

  1. Owner portal

    One sign-in per owner: their properties, the schedule of cleans, checks and repairs, photos from every job, documents, and monthly statements with income and costs. In English and Turkish. The 'was it done?' email goes away.

  2. Job engine with crew capacity

    Changeovers come in from the booking calendars (iCal from Airbnb and the others), recurring checks come from each property's plan, repairs come from owner requests. The engine reserves crew time before it confirms, so Saturday is planned by Tuesday.

  3. Quotes from your own rate card

    An owner requests a repair with photos; the server prices it from your private rates: labour, materials, travel, a contractor margin. The quote is a versioned document they approve in the portal, and approval creates the job.

  4. Crew iPhone app with hands-free mode

    Today's jobs in route order, the villa pinned in Apple Maps with the gate code, the checklist for that property, before-and-after photos, and a hands-free mode that reads the next step aloud for the person with wet hands. Works offline up the hill.

  5. Guest issues into the same queue

    A guest scans a QR in the villa to report the air conditioning, with a photo. It becomes a job, gets scheduled against capacity, and the owner sees it resolved in the portal.

  6. Statements and invoicing

    Every job carries its cost; every property carries its income. Monthly statements generate themselves as PDFs, management invoices go out on time, and the owner pays by card from the portal.

  7. WhatsApp and email updates

    'Changeover done, 6 photos', 'quote ready to approve', 'pool check Tuesday', 'statement for September'. Written once, sent by the system in the owner's language.

  8. Office board

    Today's jobs, crews on the road, unassigned work, quotes awaiting approval and overdue invoices, on one screen with passkey sign-in. Built the way the Cheshire Lawns & Hedges office runs.

For owners, a pass per property with the next scheduled job and your emergency number. For guests, a pass with the address, gate code and how to report a problem.

Villas in Apple Maps for the crew

The exact gate, the parking note and the key box location, one tap from the route. Departure times add themselves as reminders so the first changeover starts on time.

App Clip QR in every villa

Guests scan a card in the kitchen to report an issue with a photo, read the house guide, or book a mid-stay clean and pay with Apple Pay, with nothing to download.

Widgets for the office

Jobs today, crews out, open issues and quotes awaiting approval on the home screen. The crew's next job sits in the Dynamic Island while they finish the current one.

Payments in Türkiye, done properly

Management fees, repair quotes and guest extras are paid by Apple Pay or card through your own iyzico or PayTR account or your bank's virtual POS, so UK owners pay in pounds with UK cards and the money goes straight to you; we never hold it. Every payment sits against the job and the statement it belongs to, and there is no platform fee per property.

Questions we get asked

We manage villas listed on Airbnb and other channels. Can it read those calendars?

Yes. Each property's iCal feeds come in, changeovers are created from check-outs automatically, and a clash between an owner's stay and a booking shows up before it happens.

Our crews are subcontractors. Can they use the app?

Yes. Invite them by QR with a role that shows only their jobs. Their photos and checklists land in the same record, and their costs go on the same statement.

Can owners pay their bills from the portal?

Yes, by card or Apple Pay in pounds or euros through your own payment account. Rental income you collect for them is shown on the same statement.

What does it cost?

Fixed price agreed up front for the first release, scoped to your properties, crews and what owners should see first. You own the code and the data; no monthly licence and no fee per property.

Do you visit the properties?

No. Everything is built and delivered remotely from the UK with video calls; your crews test the app on their own iPhones before launch.
