Every listing ends in an email address and a phone number. The buyer sends the same message to three agents; the one with a calendar and a 'book Thursday 11:00' button gets the viewing, and probably the sale.
Rental listings showing '£ 0'
A template site with fields nobody fills, prices that don't render, and a rental deposit collected by bank transfer after a phone call. The listing that looks broken is the one the buyer skips.

What we build for you, from the ground up
Listings site in your brand
Fast pages for every property with photos, plans, price in pounds, euros and lira, the area, and a 'book a viewing' button that works. Feeds to the portals you already use, so you enter a listing once.
Viewing slots with real availability
Each agent's diary and each property's access rules produce the slots a buyer can pick. A slot is held while they confirm and reserved in one transaction, so two buyers never get the same villa at the same time. Viewing trips of several properties are planned as a route.
Holding deposits for rentals by card
A buyer or tenant reserves a rental with a holding deposit by Apple Pay or card, in their currency, through your own payment account. Refund terms enforce themselves; no IBAN, no chasing.
Buyer portal
One sign-in per client: shortlist, viewings booked and past, agent's notes they're allowed to see, offers and their status, documents to read or sign, and the after-sales checklist for utilities, residence and tax numbers.
Agent iPhone app
Today's viewings in order, each property pinned in Apple Maps with the key location and access note, the buyer's shortlist, and a note-and-photo capture after each viewing that goes straight to the client record.
Owner and landlord portal
Vendors and landlords see viewings booked on their property, feedback after each, offers received, and for rentals the tenancy and statements. Fewer 'any news?' calls.
WhatsApp and email updates
Viewing confirmed, reminder the evening before with the meeting point, 'your agent is running ten minutes late', feedback request, offer received, document ready to sign. In the buyer's language, sent by the system.
Pipeline and numbers
Enquiries, viewings, offers and completions per agent and per property, holding deposits taken, and commissions due. Passkey sign-in; CSV for the accountant.

Live Activity: viewing day on the lock screen
The buyer's lock screen counts down to the first viewing, then shows the next property and the agent's ETA. The agent's shows the next appointment and the key location.
Viewing pass in Apple Wallet
Property, time, meeting point, agent's name and number. One pass per viewing, updating itself if the time moves, surfacing on the lock screen near the property.
Property in Apple Maps, reminders that add themselves
One tap to the exact gate, not the village. Viewings add themselves to the buyer's calendar; document deadlines become reminders.
App Clip QR on the for-sale board
A passer-by scans the board and gets the listing, the price in their currency and the next viewing slot, in an App Clip with nothing to download.
Widgets for the office
Viewings today, new enquiries, offers awaiting a reply and deposits taken, on the home screen. The next viewing sits in the agent's Dynamic Island while they drive to the current one.

Questions we get asked
We list on Rightmove Overseas and A Place in the Sun. Does this replace them?
No, it feeds them. You enter a listing once on your own site and it goes out to the portals; the viewing booking and the buyer portal are what the portals can't give you.
Can buyers still call or WhatsApp?
Of course. An agent turns the call into a viewing in the app in seconds, and the buyer gets the confirmation and the pass. The conversation stays personal; the diary becomes one place.
Is client data kept properly?
The system runs in your name on your own hosting with passkey sign-in, role-based access and an audit trail, built to KVKK and UK GDPR requirements and documented for you.
What does it cost?
Fixed price agreed up front for the first release, usually viewings and deposits on your existing site first, the portal second. You own the code and the data; no monthly licence and no commission.
Do you come to the office?
No. Delivered remotely from the UK with video calls; your agents test the app on their own iPhones before launch.
